Value engineering applied at the construction planning stage

Based on the life cycle of architecture this research is designed to study the construction of a super-height building. It serves as an example and discusses the effects of Value Engineering when applied in the planning stage after systematic evaluation, including the creative model, cost analysis, matrix evaluation and major factors analysis. A pre-cast external wall was used in high-level architecture to replace the complex external wall system. It turned out that the cost of external walls was reduced by 43%, which was equal to 4.1% of the total construction cost, or about NTD forty-three million Yuan. Therefore, VE when applied to the planning stage of construction was extremely effective, and the overall cost reduction showed VE to be worthy application for architecture designers and construction manager.
