Fundamental study on return method of development benefits for urban rail transit

The beneficiaries from the urban rail transit development benefits are analyzed theoretically. Through case study, the beneficial level of the beneficiaries and the impact on the land price (or real estate price) along the lines are analyzed. On this basis, the overseas basic theories are used as reference for the quantificational calculation of urban rail transit development benefits. Based on the property value method, we emphatically discuss the calculation methods for the returning of the development benefits along the urban rail transit corridor in the outskirts of urban areas, and fundamentally establish a corresponding quantificational calculation model. In the end, we put forward the basic mode and approach for return of urban rail transit development benefits.
