공동주택의 수직증축형 리모델링에 대한 거주자 의식 연구

The amendment of the housing law that allows the vertical expansion of apartment housing is expected to bring changes to the way to renovate and improve apartment housing aged more than 15 years old in Busan region. This study, therefore, aimed at presenting basic materials for the promotion of remodeling in Busan region by identifying in advance the problems of each area through an empirical analysis on residents" perception of vertical expansion remodeling. As for research methods, a literature review was conducted, collecting date from domestic and foreign theses, books and online portal sites. In addition, in order to identify variations by factor related to residents" perception for the promotion of remodeling, preceding studies were divided into the following three types and then examined: Furthermore, interviews involving actual residents of aged apartment houses were conducted to produce the final questionnaire for a survey, and then a survey and an empirical analysis were carried out on the residents of apartment complexes aged more than 15 years in each of 16 district and county in Busan region, In order to achieve the aims of this study, the degree of satisfaction for the promotion of remodeling was set as a dependent variable, and the following nine variables were set as independent variables: necessity of remodeling; satisfaction with the residential complex; age of the residential complex; the size of the complex; rate of building volume to lot; land price per pyeong; the effect of price rise; proportion of possessed real estate assets; and average monthly income. According to the results of a correlation analysis and a regression analysis on the collected data, the necessity of remodeling had a statistically significant positive effect on degree of satisfaction with vertical expansion remodeling.
