3수준 위계선형모형을 통한 주택가격의 형성구조에 관한 연구

The purpose of this study is understanding the formation structure of housing prices. First, 1-level has the individual factors : Area, Royal floor dummy, Faces south dummy, Landscape presence or absence. And, 2-level has of apartment complex characteristics : Households, Building coverage ratio, Floor area ratio, Brand value, parking space, etc. Finally, the study utilized a local environmental factors in 3-level : Traffic facility environment, Educational facility environment, commercial facility environment, welfare facilities environment, park & green environment, etc. The analysis of housing prices is based on these explanatory variables. Study analyzed with the hierarchical linear model(HLM). The reason of using the hierarchical linear model is as follows. Statistically, HLM can overcome the auto-correlation. And it can be separated, analyzed by a fixed effect and random effect. In addition, it is to be classified into the predictive powers of each level. The study area is the whole area of Seoul. The study period is 1 year since September 2013. The subjects are more than 300 households Apartments. The result is as follows. First, housing prices in Seoul is explained in 8.7% with 1-level. And 34.1% with 2-level, Finally, 57.2% with 3-level. Next, dependent variable is influenced with the explanatory variables - the faces south dummy, a royal floor dummy and area of 1-level. and parking space, the building service life, the distance to the subway station of 2-level are affected. also, the educational environment, welfare facilities environment of 3-level are affected. Finally, the variance components is decreased. And the deviance is increased. Therefore, the model is excellent.
