The Not-So-Secret Code

Municipalities need to find ways to build mixed use communities that offer convenience for residents , reduce driving and improve the area's economy. A form-based code can be a tool for helping a community achieve these goals. This article defines and discusses form-based codes and explains why they are replacing conventional zoning in many areas. Form-based codes concentrate on shaping the form of the built environment--building exteriors, the placement of buildings on their lots, and the nature of streets and public spaces-- rather than on land uses. Form-based codes are often detailed, but are supplemented with drawings and are simple to understand. These codes can make public spaces more appealing. Examples of communities that have adopted form-based codes are provided.
