This study tries to think of problems that identity of specialized places is changed being aimed at Garosoo-gil which is popular because of clear and unique identity. The specialized places with clear identity are created based on the history, the environment, and the relationships between people and them for a long time. As this differentiation is popular among the public, the trading areas are active. In the meantime, there is a crisis that the identity changes. The factors which cause the crisis were largely analyzed as follow: 1. By the rise in rent. 2. The inflow of standardized franchise. 3. The time passes. The result has found that the inflow of ‘Mass Customer’ acts as an important variable in all these factors. If these ‘Mass Customer’ can be defined by investigating them, the specialized places will be planned and controlled to maintain and develop their placeness longer. And benefit including delaying or expecting the period that they retrogress in their life curve can be expected through it.
