부동산 자산관리를 위한 Collaborative System에 관한 연구

From 1980, the BAS (Building Automation System) has been widely used. And the development of telecommunication technology and common use of computer have settled the IBS (Intelligent Building System) through information and telecommunication companies using their own telecommunication technical skills after 1990. And when buildings have got enlarged, more complicated and required high-tech elements, the CAFM (Computer Aided Facility Management) has been newly evolved for effective building management providing an accounting, intricate distribution control software. However, with the present system, it shows data such as a financial management, lease state only in text format with lack of visual information like drawing data. And it is also not easy to facilitate with other system's data because it is not standardized. It may cause a dispute since there are no enough respectable data to run a rent calculation and for a lease marketing. Therefore a broader aspect and development of real estate management is in demand. The study presents a theoretical model for collaborative system by which the real estate management would not integrate with various systems but utilize them standardizing the individual specialized fields. The Collaborative System consists of financial management, lease management, building management, space management, a system for floating population analysis, and a system for executive decision and this study analyzes their functions for each and compares with ones of the existing system. And it also suggests a collaborative system through an operational modeling for space management system and floating population analysis system.
