Features Comparison of General Contract Project Delivery Methods

Features of three Project Delivery Methods(PDMs)of general contract projects were analyzed in the aspects of organizational structure,participation roles,participation types and their risks.Differences and similarities among Design-Build,Engineering Procurement and Construction and Turnkey were compared in terms of work scopes,economic characteristics,capacity requirements for the participation roles,and expected control targets of the projects.The comparison result shows that the integration and concurrent design and construction are the common features of three PDMs while their scope extends to the phases of project decision and test.Their transaction costs reduce gradually,but it is difficult for the owners to describe their requirements.Meanwhile,three PDMs require more comprehensive capacity for the contractors and the consulting firms.The result helps the owners to understand the applicability of contract PDMs in engineering practices,and to choose the suitable procurement model at the decision-making stage.
