DENSITY OF RESIDENTIAL LAND-USE AND THE IMPACT OF AIRPORT NOISE

This study estimates the impact of airport noise on property values for single-detached dwellings and, for the first time in the literature, for multiple-unit residential condominiums and for vacant land. In brief, it was found that, although communities worldwide have shown a heightened concern for the environment, hedonic regression indicated little change over time in the relationship of airport noise to the property values of single-detached dwellings. The effects of noise on the value of multiple-unit residential condominiums and on the value of vacant land were higher and were statistically significant.
