Determinants of Urban House Prices

In recent years there have been several studies on both sides of the Atlantic on the determinants of relative urban house prices . This research has helped to throw light on the empirical validity of the standard theories of residential location . Some studies stress distance and accessibility relationships (Evans, 1973), others emphasise neighbourhood quality (Kain and Quigley, 1970a and b), while others describe the relative price structure in terms of the joint influence of dwelling attributes and locational (neighbourhood) characteristics (Wilkinson, 1971, 1973) . 1 The value of many studies has been reduced, however, by the unavoidable use of group rather than individual data and/or by the restriction of the data base to one segment of a city (linear ray, central city alone, etc .). This study of Edinburgh (Scotland) residential property prices in 1966 avoids both these defects . Its purpose is to present the results of indirect tests of alternative residential location theories (namely accessibility, (Received November 19731
