Air-conditioning and lighting-design features of the Four-Phase Systems, Inc. headquarters achieved unprecedented energy savings and zero industrial effluent. The design includes economizers that permit free cooling with outside air, heat recovery chillers, variable air volume systems, variable speed motors, chilled water storage, and task lighting. A deionized water system reclaims 70 percent of the water and an acid waste treatment system allows recycling of all waste water for toilet flushing. Cost savings are projected for a ten-year period for two scales of utility rate escalation.
