분당신도시 공동주택 리모델링에 대한 방향성 연구

As the requirements for sustainable new-town management policy becomes ever more stringent, the alternative option of remodeling existing apartment housing has become increasingly appealing. The study seeks the specific outlook and direction of management policy for ‘Bundang New-Town’. In order to investigate practicing professionals’ understanding of the surrounding social issues, surveys were conducted in open-ended interview fashion and data description and data analysis were used together to analyze the findings. The result of this study was drawn from three aspects. First is the demand for improvements towards more pleasant residential environments. A variety of flexible plans is needed that can accommodate changing resident needs, especially preferences for smaller-scale units, growth in single-occupant households, and an increasingly aging population. The second aspect to consider is the enhancement of residential complex environments. It is recommended to improve exterior design and to expand the supply of community facilities. In addition, site plans should ensure accessibility in order to maintain linkages within the community. Finally, a stable rental demand and more realistic government support programs must be created. This study is significant in that it is the first to verify remodeling as a worthwhile new town regeneration policy and suggests better methods of new town management.
