구조방정식을 활용한 서울시 도시철도 역세권의 대중교통 이용수요 인과관계 모형개발

TOD (Transit Oriented Development) has recently been active, which presents that TOD planning elements should be comprehensively taken into consideration in order to enhance domestic transit ridership by changing environments in rail station areas and an empirical analysis on the type of rail station areas and transportation demand should be a prerequisite for usage of future development planning. This study aims to grasp a variety of TOD of influence factors in Seoul rail station area and to perform analysis to identify relationship between public transportation demand and these TOD design factors. To make it come true, we gathered data with respect to Density, Diversity, Accessibility and Green Transports as representative TOD planning elements and carried out factor analysis and Structural Equation Modeling(SEM). Consequently, We drew 7 influence factors base on factor analysis : Land-Use Mix(Diversity), Development density(Density), Public transportation facility(Accessibility), Street design(Design), Subway facility size(Design), Access mode facility(Green : pedestrian, bike), Public transit operation(Accessibility). As the result of model development by using Structural Equation Modeling(SEM), influence factors on passenger flow in rail station area are Land-Use Mix(0.743), Public transportation facility(0.377), Public transit operation(0.367), Development density(0.167), Access mode facility(0.147), Street design(0.127), Subway facility size(0.004).
