Generally the energy audit of ESCO business is conducted by subjective assumption and conventional decision. And only the total energy consumption or the central plant equipments are audited that the obtained information is relatively restrictive, though a lot of time and expenditure are put. To solve such problems, end-use disaggregation analysis model, which can be used easily with less time, is proposed in this study and this simple model produces 7 end-use energy consumptions by use. On the basis of verified equations input variables are simplified, and insert optimization variable to minimize the error between the model’s total energy consumption and measured energy consumption. The proposed model has been applied to general office buildings and public institution buildings and it is verified for the measured total energy consumption and the central plant equipments energy consumption; and energy calculation result is reviewed through the energy consumption of EnergyPlus.
