Since 1998, our country canceled the welfare housing distribution policy, commercial housing market investment scale expanded rapidly. The real estate market has been developing increasingly, gradually become the pillar industry of national economy. But in recent years, most urban property prices rose rapidly in our country, as a result, the price level had far beyond the economic capacity of most residents. So house prices problem gradually evolved into a serious economic and social problem, which directly affected the quality of life of residents. The influence factors of commodity housing price also attracted the wide attention of the whole society. There are many factors that affect the price of commodity housing, and three major factors are involved in this paper. Meanwhile, combined with years of commercial housing price data, the price trend in recent years are analyzed. Taking Hebei Province as a sample, the present situation and problems of the commercial housing market in the province are analyzed. According to the analysis conclusion and the current situation of commercial housing in Hebei, at the end of this paper, we give some suggestions on the regulation of Hebei commodity housing market.
