Integration of BIM Solutions and IoT in Smart Houses

High energy demand in the residential and tertiary buildings determine a high interest of the research community on possibilities to improve sustainability, assessment, energy efficiency and the general performance of the buildings. From various energy efficient solutions, the European Union is drawing directives from nearly zero energy building (nZEB) and more than that to smart technologies for future smart cities. In this paper is presented a transition from smart planning to smart management and control of the test building that integrates Internet of Things (IoT) devices. The paper analyzes how smart planning of a building allows the implementation of digital technologies in the design phase with an easier access to the information through Internet of Things devices and protocols. The case study presented in the paper is based on the use of information generated by the BIM software to be used by platforms that serve IoT systems; the geometry of the building represents a fundamental element on which the IoT devices can be integrated into a building. The analysis results may allow to identify or to define efficient energy modes or to avoid inefficient energy modes in building operation.
